LMW Residential provides property advice in relation to residential real estate (houses, units and land) to assist you to make an informed decision about your asset. Whether you need:

  • advice for investing in residential property,
  • valuations for lending against residential property, or
  • quantifying the value of, or your equity in a residential property

LMW Residential offers a variety of options in the Valuation/Consultancy fields including:

AVM – Automatic Valuation Model (Case Based Reason Modelling) is currently only available in Brisbane.  Models for other areas are being further developed.

  • This is a valuer assisted guide to the value of a residential house or unit which varies in accuracy depending on the available base dataset. This is a computer generated model and has limited application.
  • This is not a substitute to a formal valuation, and in some circumstances the valuer will advise that there is insufficient data upon which to place any reliance on this approach.
  • Works best in locations where property is relatively generic and there has been a significant volume of recent transactions.

Consultancy

  • Sometimes a piece of paper with a valuation figure on it doesn’t tell the whole story or explain to the reader the reasoning behind a valuation in a way that allows them to understand the process and their options.
  • Face to face meetings with a valuer allows you to ask the questions that you want answered.

Market Range Reports

  • Valuation is not an exact science and the market range report allows you to better understand the parameters that govern your property. In addition, the report helps you understand the risks and opportunities associates those parameters.

Market Value Reports

  • In most cases where the valuation is required for a third party they will require a single figure where the valuer will adopt a valuation within a reasonable market range.
